You pose a interesting question. You need an agent who deals with investment clients. One who knows how to look at the numbers, evaluate what the home neeeds and the cost involved, know the numbers in the specific neighborhood you are looking in as far as future value once the home is restored and put back on the market, understand and have a formula for ROI (return on inverstment), just to name a few items.

Just for your information zip code 75227 has 145 active homes on the market, 54 under contract, and 45 sold in the last 6 months.Assuming these numbers are accurate 7.5 homes sell a month giving this zip code a 20 month supply of homes. Given how many homes are under contract right now it would appear this area is picking up substantially and if this activity continues the amount of inventory drops to a 7-8 month supply.

Since the price point in this neighborhood is low the $8000 tax credit comes into play and that might be why the area has picked up. I would need to more research to be sure.

A good agent educates her buyer and seller to make informed decisions based on current market conditions and past experience. I also disagree with the agent who compromises his own paycheck (commission) to get business. I know what it takes to run a business and the cost of each sale plus my time and experience which has its' own value. If I cannot even negotiate my own pay check how can you expect to negotiate the best price for you?
