There is no set rule. When I write an offer, I normally recommend 1% deposit if the seller wants more he has to ask. It's all part of the negotiation process.

Real estate is local. I know working in the trenches, first time buyers are out in numbers searching for a new home. Interest rates are low, $8,000 tax credit and today California Association of Realtors has a Mortgage Protection Program for first time buyer if they lose their job. I recommend buying a home, live in it, enjoy it and forget about your home as an investment. You know you are not buying at the top of the market but you may miss the bottom. - Thu Apr 2 2009, 09:13
Hi Fred,
I was just think about you this morning, when I did the first of the month stats for the market area that I specialize in. The lower prices areas have a low supply of inventory. Right now 4S Ranch has less than a 4 month supply. On the other hand Carmel Valley and La Jolla are hurting. La Jolla has about a year and a half to two year supply of homes. This is exactly what I expected to see in a recovering market.
The areas that were hit first are recovering first. With being in the market since the '70's I have seen this happen before. Buyers in the lower price range need to make a move now or chance being priced out of the market. As the lower end recovers it will push the recovery up the price range. - Wed Apr 1 2009, 12:20
