As of today, there are 7 condo's for sale at Pier 21 in Post Falls ranging in price from $299K to $559K. They are all 3 bedrooms/ 2 baths with either 1,500 sq feet or 2,100 sq feet.
Bellerive has a 3 bedroom / 2 bath at 1,361 square feet for $494,900. Therefore, at this point, you will pay less per square foot at Peir 21.
Bellerive, on the other hand is very close to the mouth of Lake Coeur d Alene on the Spokane River.
As far as investment value, either one seems to be a great investment in our current market. (relative to a few years ago). Also, it would depend upon yours (& your future resale buyers) needs/desires as far as where they prefer to live. Both Post Falls & Coeur d Alene are highly desirable areas.
