This is not an easy question to answer as it would depend on the investment strategy. If the home is being purchased to "flip" (resell immediately) or as a long term rental unit, the purchase price is more important factor than the location. However, if the home is going to be a rental in the short term with resale in 3-5 years (as many investors are targeting) the location and associated appreciation is much more important. That being said, Cobbletone Farms, The Villages and certain parts of Rancho El Dorado will have the best appreciation in my opinion. Of course, in most cases you will also pay more per square foot for these homes. 2 bedroom homes are extremely rare in the subdivisions of Maricopa except for Province, our 55+ community, so this is not considered a factor when purchasing here.
