What does Lis Pendens?

The term “lis pendens” is Latin for “suit pending.” A "lis pendens" means some sort of lawsuit has been filed against the property, and it affects title. One of the most common reasons to file a "lis pendens" is when a lender feels that a foreclosure will be necessary.
