I think the key element that's missing in your question is about the surrounding homes in the neighborhood. If it's unfinished, then a 7 year old home can't complete with a brand new one. The other danger here is the current builder going under and a new builder coming in better/bigger/cheaper. If it's an established neighborhood, then look for other recent sales. The area in general and of course Sawnee Elementary are desirable.
NO ONE can guarantee you resale value, but you can gather all the pieces to help you make an informed decision. If you have an agent, have them get you this data. If you don't you should interview a few. The seller generally pays the buyer's agent fee so it's really built into the price of the home.
