Ordinary Realtors can only fill in the blanks on a few State-prescribed forms. If the form doesn't meet your needs, you have to hire a lawyer. Unless your Realtor is one. Just a few examples of transactions I can write and Realtors can't (and may not even know about) are Lease with Option to Buy, Tax Deferred Trades, Right of First Refusal, and simultaneous offers on multiple properties.

For sellers, my full service listings are the same 6% ordinary Realtors usually charge, but it's 4% for “Intermediary” service (no split to a buyer's agent). Or, I offer limited service, modest hourly fees for the do-it-yourself client. Or, my plain vanilla MLS listings are as low as 1%. All my commissions are negotiable, and very competitive.
