California is a community property state. If the home is purchased during the marriage it will become community property unless it is handled legally as Separate Property. You should definitely consult an attorney before purchasing the home or moving money around to do so.

As an agent I too would like a list of sellers accepting FHA loans. It would be nice if listing agents all placed that information in the MLS and the agent was able to perform a search based on that information. Unfortunately the SoCal MLS isn't set up to do that at this time and the information would be subject to questionable accuracy because it would be dependent on the agent actually placing that info on the MLS.

Your agent should call the listing agent prior to writing the offer and ask.

Most of the time it isn't just that the seller isn't willing to accept an FHA loan, usually the FHA buyer is just outbid by a conventional loan with a large down payment. This is perceived to be a stronger offer.

We are having more success having FHA offers accepted. There are a few things you can do to improve your offer and increase your potential to have your offer accepted.

If you purchase a historic home in Long Beach you become eligible to apply for tax relief through The Mills Act. Property tax in Long Beach CA is 1.25% of purchase price. For an average home of $550,000, the tax would be $6,875.00 per year. - Sun May 20 2007, 18:33

While there are many reasons for only accepting all cash offers usually the building is more than 50% tenant occupied. The unit may have incomplete construction and be missing the kitchen and bath. Under these circumstances the banks will not facilitate a loan, which makes it easier to just say up front on the MLS - cash offers only. - Mon Jun 1 2009, 03:35

This waterfront townhome has stirred up some interest. I recently sold the home at the end of Spinnaker - 350 Salta Verde Pt., which sits on the corner of 2 canals across from Marina Pacifica. The buyers love it! We negotiated quite a deal for them. Would love to do the same for you.
