It is much more accurate to say that without your guidance and seemingly tireless effort, we would have ended up renting an apartment rather than ending up in our dream home.
We are amazed at the level of service you provided as our realtor. You helped us find and purchase a home under very challenging time constraints and conditions and your success is a testament to your character and work ethic on behalf of your clients. You were patient and understanding with our naiveté as first time home buyers. You kept us informed and realistic through the process; and calm and focused when we showed signs of becoming stressed or frustrated. Len is correct in that while your credit score could improve we have no way to determine how much without the specifics. Also we do not need the specifics the lenders do. You seem to be on the right track since you are already working with a lender. It will take awhile for the credit institutions update their files. Another big factor though with lenders is your debt to income ratio. Your lender will be able to work with you. So if you are getting close then do as Len suggested and get yourself a buyer's agent to help you. Once you get the preapproval letter from the lender you can move ahead and buy. Just remember the $8,000 tax credit ends Dec 1st so you only have 142 days.

Yes you can add closing cost to your purchase price but, everything is going to have to be approved by the bank that holds the note on the property. I just had a listing that was a short sale. We added closing costs in for the buyer the only stipulation was that they did not pay our commission on the closing costs portion of the purchase price.

Yes mortgage payments are monthly. Unlike rent a mortgage is paid in for the month you have already lived in. For example when you rent you are paying for the next month. In a mortgage situation you pay for the past. Payments are based on how much you borrow, the interest rate that you have on your loan, and the term of the loan ( the repayment period like 30 years).
So no real average price.

Not sure if I am the right Larry but, Bill is correct. The kitchen is where you get the biggest bang for your buck. Now the other side of the coin is that not all buyers are gourmet chefs. So for instance I had some buyers a month ago and the selling point for the wife was the Master Bedroom and master bathroom. Each buyer is going to have their own "trigger" points. In the kitchen though you will get the widest amount of market share. Also your the money you put into the improvements will transfer a larger percentage to your homes market value. After the kitchen the bathrooms. Now the problem with this is that those are also the most expensive rooms to upgrade. You can though paint rooms and do other upgrades that are not so cost prohibitive. Of course I would advise that you find your listing agent that you will use and ask them what your home needs.

HOA fees are for just certain neighborhoods. HOA stands for Homeowner's Association. So if the neighborhood has an HOA then there are probably some type of fee. Now some are anywhere from $25 a month to a couple hundred. So say your neighborhood has a community pool well the HOA fees are to maintain the pool and the common areas of the neighborhood.
You need to find yourself a good buyer's agent and have them research the homes and neighborhoods for you. If someone does live in a neighborhood with an HOA it will have to be disclosed in the listing and then the agent can inform you of everything that you need to know about the home and area.
