Good morning Kpolonsky. You've already gotten some truly GREAT advice!
One thing to take note is that, as a buyer, you are in the driver's seat....it's a BUYER's market. There is considerable inventory in the greater Collegeville area (even within the wonderful Methacton School District where your children would go to school if you purchase the home on Longspur). So you have the opportunity to be picky. So you're smart to take your time and do your research.
I assume you have a Buyer's Agent (that is, a Realtor representing you and your interests as a homebuyer). In that case, be sure to seek her/his sage advice as well. (If you haven't hired a Buyer's Agent, please do so ASAP.....having a knowledgeable and experienced Realtor by your side will not only save you time and stress....but money as well! And the best thing is: it will cost you NOTHING -- as the seller typically pays for commission for both the seller and buyer agents).
I've lived in this area for the past 15 years and can tell you it's a GREAT place to live....and homes here tend to retain their value well -- even through these economically-troubled times.
