I place most of my weigh into U/C homes becuase that is the price at wich an offer was triggered.I call it the temperature of the market.Once you have determined the best comp or average of comps.You have to make another important determination and that is the trend.Do your homework and figure out what % your area is depreciating on a yearly basis,break that down to daily multiply that by average DOM and take the % off the comp price.That will be the price you push.Allow the seller to cushion that price by adding the LP/SP ratio on top.
