Your landlord should fix the A/C because the Las Vegas heat in July can be dangerous, but I really doubt she will spend 1 penny on a house she's losing anyway. I don't know any Realtor who would tell you to sell the appliances to compensate you for moving early. If you feel that your landlord breached your lease by making the house uninhabitable and forcing you to move early and you want compensation, then I suggest you contact an Attorney. No matter how you look at it selling property that doesn't belong to you without the owners permission IS STEALING!
