Talk to your agent and find out what the selling prices were for the homes you didn't get. That should give you an idea of how high you need to go if you REALLY want to buy something. Also, ask if you're putting in too many contingencies -- the cleanest offers tend to get the best responses. If you're not comfortable giving up certain contingencies (like a home inspection or whatever else you might want to investigate further) then offering more for the purchase price may entice a seller to accept your offer over a one that's CASH, AS IS, NO CONTINGENCIES. If your agent isn't being very direct in communicating what it takes to make a successful bid, then interview other agents and find one that isn't afraid of offending you by telling you the truth.
