I really enjoy helping first time buyers find a place to call home, especially here in beautiful Mission Viejo. While Mission Viejo is my primary area of expertise locally, I also am familiar with Rancho Santa Margarita and Lake Forest along with other nearby areas including Portola Hills, Robinson Ranch, Trabuco Canyon, Dove Canyon, Coto de Caza, Las Flores and Ladera Ranch. In addition to being on the Mission Viejo City Council, I also have been involved in several school board elections for the Capistrano Valley Unified School district, the Saddleback Valley Unified School District and the South Orange County Community College District. If you are looking to list a property in the Mission Viejo area my knowledge of the community gives me a huge advantage in selling your home.
I take a consultative approach to selling investment properties and enjoy finding people great deals on properties here in Orange County as well as other parts of the country where renting residential properties makes cash-flow sense. Some markets are good rental markets even if they have some seen some pricing pressure on the homes have a great price-to-rent ratio. Markets like the areas in and around Houston, Austin, Kansas City and Salt Lake City just to name a few. Also, letting people know that they can use their IRA or indirectly 401k money to buy investment properties, along with using non-recourse financing when necessary.
I’m currently serving on the Mission Viejo City Council where I was first elected in 1998 and have rotated in the positions of Mayor and Mayor Pro Tempore. Additionally I have served as the city’s representative on the El Toro Reuse Planning Authority, the California Joint Powers Insurance Authority, and alternate representative to the Orange County Fire Authority, representative for the Measure M growth management areas 9 and 10 and a director on the San Joaquin transportation corridor agency.
My most notable media appearances include being a guest on Fox News’ Your World with Neil Cavuto, the John and Ken show on KFI 640AM, Which Way, L.A.? with moderator Warren Olney on KCRW 89.9FM along with several other local television and radio stations. On August 12, 2007 the Orange County Register ran a full feature article about me and I have also been quoted in numerous articles in the Orange County Register and the Los Angeles Times.

Not all agents or real estate companies are the same! Your question is a little sensitive and I do not know the particulars of your market. If you had not had any offers see if you can get a friend to look at your place and be brutally honest with you about the place – aesthetically is your condo really at the level of the similar units that sold? Are you really priced at the market or have you been continually priced above the market as you have agreed to price reductions.
Have a heart to heart with your agent and ask how much that Realtor has spent to market your property. Is your place a premium listing on Realtor.com, has he done a visual tour, do you have the maximum number of photos on the MLS, how do the pictures look, has he done other advertising on the Internet?
What does your agent say when you ask why it has not sold?
