In Northeast Queens, NYC, there are many coop complexes where you can buy an apartment with you and your mom as shareholders. You can then travel out of state while your mom maintains residence in the unit. You can come and go as you please and since both of you are listed as co-shareholders and residents of the apartment, there would not be any concern around it being just an investment.
