Not completely sure on that one, but my guess is either it's a typo and they meant to say 1/2 bath or it is just one of three fixtures (either toilet, sink or shower). I've seen that situation in a basement where they installed a toilet near the laundry area.
A 3/4 bath is sometimes mentioned for a bathroom with sink, toilet and shower. If it had a bathtub it would be considered a full bath.
