The California state flower is the Golden Poppy. I see it growing in the vacant field across from my house mixed in with purple vetch without any tending. I will be following this thread closely for ideas as I have a freshly rototilled yard that I want to put easy maintenance plants in. We put in Geraniums, jasmine and honeysuckle before last weeks heat wave and they seem to be doing well. - Sat Jul 4 2009, 09:53

You can get a list of foreclosed homes.
You can get a list of "pre-foreclosure" homes. also known as short sales:

FHA is concerned with soundness and safety condition and marketable title.
A foreclosed home can be bought with a regular FHA loan.
A short sale may be purchased with an FHA loan.

If it is a minor "fixer" , it can be bought with an FHA203K loan.

It is probably a local thing. Someone in your area is advertising and promoting lease options and buyers are responding to that stimulus.

There are always people inquiring about lease options....Usually because they have heard that they can do that while they rebuild their credit.... Truth is, if they can't qualify for a mortgage now, they probably can't in a year, and a standard lease might suit them better. If they do qualify a straight purchase likely suits them better. A lease option makes more sense for some one who has a strong likelihood of qualifying for a mortgage before the lease option ends, but they aren't sure they will be able to stay put due to possible (but unsure )job transfer.

Here is my current problem with most lease options... The optioner may miss out on the first time homebuyer tax credit. That $8,000 will go along way towards paying for that house. It will take a lot of option money to replace that 8K. - Fri Jun 26 2009, 23:48

Cleaning a pool is no biggie, even if it is so bad that it needs to be drained, acid washed, then refilled. I spent $400 to do that a few years ago on a pool. Here is what would scare me though... That green swamp may be hiding cracks, broken or malfunctioning equipment, etc. Next - the acid wash does not neccesarily remove all stains but it could loosen some plaster. That old pool may already need replastering, tile repairs, equipment repairs etc. but you can't even get full inspection without clear water. So I might factor in the cost of renovating the pool in my offer and expect to pay for the cleaning and inspection during the escrow period.
