From the information posted,I am assuming you are referring to the city assessment.If so this will put you in a very desirable price range for buyers,of course there are many factors that figure in the selling of a property.Location,condition of property and school districts are some of the major concerns of potential buyers.What you should look for is a full time Realtor with the resourses to both Market your current House and find you the home of your choice.Interview several Realtors until you find one that meets all your needs.Ask what seperates them from other realtors?They should be able to provide a Home buyers package,a marketing plan and have a strong web site presense for potential buyers to find your home.
