William, I personally would need to see the home to give you the most accurate information. Sometimes a coat of pain & new carpet does wonders. But in some communities it is not necessary. The biggest determining factor is price when it comes to selling a home. We had a home that was 40 plus years old that sold in two days back in May. This house was rather dated, and had a few things that were obsolete. The sellers asked what they should do. In that situation, we gave them a few inexpensive pointers and then just priced the home competitively. The person who bought the house paid full asking price, cash, and it closed in three weeks time.
The one thing you do not want to do is end up over improving the home. On too many occasions I see sellers do a bunch of improvements to the home in order to sell the house. Unfortunately, most of the time the improvements made do not bring back the amount of money they cost. Also, when making the improvements remember to stay neutral in all of them. (ie don't put in red counters with blue walls and green carpet.) What I have found is that usually when you start doing these upgrades it becomes very costly because you end up needing to renovate the whole house. If you start with the kitchen, then it makes the bathrooms look bad, so you do them which makes the living room needing updating etc..
