I am also familiar with doing short sales or can suggest a deed-in lieu of foreclosure and tell you how to go about it.

Our company advertises not only in publications and the MLS but on many websites. We hold weekly office tours of our listings and the agents give feed back as to the price and condition. The agents make suggestions as to how the seller can make the property more saleable and the cards are given to the seller. Therefore most of our agents see each property and if a call comes into the office, the agent taking the call can give first hand knowledge about each property and can make arrangements to show it.
If you want open houses I will be glad to hold them as well as broker's opens for many homes so that other agents in our area can also see your home. On some listings I will do a virtual tour with music that can be posted on many websites.
