I was born in Yokosuka, Japan. My dad was career Navy and I spent my first nine years in assorted foreign deployments. We settled in Orlando when he retired in 1966. I grew up in Conway, in south east Orlando. Attended and graduated from Boone H.S. in 1975 and the University of Central Florida in 1981.
I served four years overseas as an artillery officer in the Army. Returned to Orlando and did some more schooling and worked in law enforcement. I got my Florida Real Estate license in 1987 and went to work for Coldwell Banker that same year and have been there ever since.
I do the dirty, unglamorous side of real estate; property management. I was told by my father that you could not go wrong buying real estate. And up until about 2004 I would have said he was a genius. Ok, I still think he was a genius but he never experienced the unique situation we find ourselves in now.
In a nutshell, the real estate bubble has left a significant percentage of Americans upside down in their homes. A terrible situation and dilemma where for the first time in generations, hard working families cannot sell their homes for the amount they owe on their mortgages. This has been crushing for many, but for the lucky, this may represent historic opportunity.
The market will come back. It is a function of supply and demand, and eventually property values will begin to escalate again. As I mentioned, I do rentals, management and leasing. You can buy properties today at prices not seen since the mid 1990s. Interest rates are at forty year lows. What that means to the investor, is that you can immediately walk into a positive cash-flow on a property you can expect to appreciate in value over the next ten years.
