Who typically pays for the Certificate of Occupancy on a home sale?

Each town has different requirements and different fees, typically the CO application should run $40-$140. You can also pick-up a checklist from the town to ensure you meet all the requirements.

Hi House Hunter,
Typically the seller pays for the certificate of occupancy, if it is a short sale or foreclosure than the buyer pays for it. However the seller can state that the home is sold AS IS and have the buyer pay for the certificate of occupancy.

I wanted to submit an offer on a place. Realtor told me I could only do it verbal then called back and said

No, that is not normal. As the other agents have said all offers should be in writing with a good faith deposit and mortgage pre-approval, if applicable. If the sellers disclosure was available the agent should have forwarded you a copy and if there is no sellers disclosure the agent should have just told you that.

Is radon testing typically part of a home inspection process?

Hi House Hunter,
I always recommend that my clients perform a radon test but it is usually an option with the home inspection companies. Most home inspectors use a canister radon test and yes they are qualified to put the canister in the home and collect the canister when the test is complete. The canister is then sent to a certified lab for the results.
