When I was ready to sell my townhouse in Frederick, I chose Greg as my realtor, after a referral from Diane, at Triangle Motors (who I have trusted with my Honda maintenance for many years).
Greg proved to be knowledgeable, honest, friendly, easy going and always accessible (through phone, email, and texts). Greg presented the market analysis of the recent home sales in my neighborhood, and asked me what price I wanted to sell. I deferred to his knowledge, as this was my very first house to sell. We chose a listing price, even though I thought my house would NEVER sell for that amount. But since I didn't need to move in a hurry, I was fully prepared to wait out the long sales/listing process in this economy. I put my home sale completely in Greg's hands. I did whatever he asked, since he is the expert.
Before my house was on the market, Greg offered me ideas for preparing the house for sale to get the highest price possible. I rented a small storage unit, and placed as much clutter in there as I could - before buyers came through. I scrubbed the house top to bottom, steam-cleaned the carpets, had the deck pressure washed, landscaping cleaned up, and even placed my cats temporarily in friend's homes, so the litter box would not be an issue. I took down all - but one - personal photos. Every day before leaving for work, I made sure every trash can was empty, sinks and tubs were bone dry, plantation shutters fully open to let the sunshine in. I thought that I should have re-painted a purple (Go Ravens!) bathroom to be more neutral, but Greg advised me not to. I placed chocolate chip cookies and water bottles on the kitchen island for prospective buyers, trying to make them feel welcome as they toured my home. I had positive feedback from many Buyer's Agents as their clients toured my home, saying my house looked great!!
MY house sold for FULL ASKING PRICE in 6 DAYS!!!! Greg did a fantastic job marketing the house, taking great photos, and having flyers attached to the For Sale sign in front of my house. The house photos were in all sorts of websites, and in the local paper.
Greg referred me to an awesome licensed handyman, Fred Wahl, who fixed some minor items in the house quickly, and saved me a lot of money - including fixing a window, rather than me buying a new one! And after the buyer's inspection, he came back to fix a few more small items.
Then after the house sold, I needed to get my house packed up. Greg , once again, came through - referring me to his recent buyer - who had just unpacked and had many good moving boxes that the buyer graciously gave to me! (Do you know how much moving companies charge for those boxes?? $$$$$$$ ) I think the phrase is "Pay It Forward". That was so helpful, and i hope to do the same when I get fully unpacked in my new place on the eastern shore.
Greg is SO much more than a great realtor - he goes the extra mile with referrals - long after his job in selling the house is done. And the fact that he is an Oriole's fan is icing on the cake! Other realtors may have done a good job selling my house, but what I wanted most in my Agent was someone who was genuinely nice and friendly. I can't stand pushy overbearing people. Greg and I were a team in this process. The process of selling my house was smooth sailing from start to finish.
I had heard a horror story from a good friend of mine - who was trying to buy a house in Baltimore. She saw a house had just come on the market and wanted to make an offer. Her Realtor did not return her phone calls and emails, and she lost the house because someone else made an offer. Greg will be attentive to your needs and quickly answer every question you have.
I hope anyone reading this will at least call Greg for a listing appointment / interview, and let him show you how you can sell YOUR HOME for full asking price quickly!!
