If you qualify based on your income only for the new mortgage, she does not have to be on the house or the loan and you can buy!

Yes. Most lenders do charge a fee to let you pay your taxes and insurance yourself.

Why? It actually costs them more to make sure every year that these items are paid because if they are not, their lien is in jeopardy.
