About Me
Fred Eckert, a 16+ year veteran Chicago Title Insurance sales representative. I am an assistant vice president and specialize in foreclosure prevention, Short Sales, Charitable Institutions, Bank Owned properties and Education. Computer, Internet, Marketing and Real Estate Investing are some of my other specialities.
I have a Master’s Degree in Business and am a speaker and trainer. Formerly a USN pilot, held positions as Legal officer, Safety officer, Operations officer, Detachment Officer in Charge, Class Desk Officer and Division officer. Robert's additional information and Sharyn & Victoria's article are very useful. You might also consider doing the following...
Offer the lender this.. that you are willing to pay some smaller amount of rent, in exchange for the lender allowing you to stay until the property is sold. Also offer to have the home clean for showings and you just might be able to stay with the lender's blessing. - Thu Jun 25 2009, 17:23

To address the problem of these tenants being forced out of their homes with little or no notice, this legislation will require that in the event of foreclosure, existing leases for renters are honored, except in the case of month-to-month leases or owner occupants foreclosing in which cases a minimum of 90 days notice will be required. I would consider offering the people living in the property, if any, the money you would spend on an eviction. You might be surprised that they would accept, do less damage and maybe move out earlier than if you started an eviction. They might even make good tenants.
We can issue a title policy as an owners policy as soon as you get the trustees deed recorded (I have a one page request for that) and will even issue a binder if you want one.
