I am so tired of people posing as professionals and then not answering questions when the general public needs answers. So I will respond to your questions the best way that I can.

First I want to address your immediate problem. There is a buyer for EVERY property regardless of condition. It is a matter of price. It sounds like you have a really inexperienced agent who did not know how to price your home.

If you are currently in contract with another agent, it would be unethical for me to step in but if you are not then by all means contact me and I will see what we can do to get this house sold.

My website drives literally thousands of buyers looking for all kinds of deals. So if it is priced right, I can indeed tell you it will sell...regardless of location or condition.

Now...the other questions:

1. Will you be responsible for paying the outstanding property taxes, this isn't a legal question..you can call anyone at the broward county Property Appraisers office for this information. Simply, taxes survive foreclosure and remain attached to the property.

If you are successful in your short sale the oustanding taxes will be shown on the HUD and will be paid out of the "Seller's side" and be cleared at closing. If the home gets auctioned off by the bank then the taxes remain owed.

It really doesn't matter whose name they are in. When the bank sells the property the outstanding taxes MUST be paid. Unless the new Buyer wants to inherit them which I seriously doubt it as their lender would never allow it...but that's my opinion.

2. My community also has a HOA, are they able to come after me for maintenance fees if my home forecloses (see answer to question number 1)

3. Who should I be seeking out for help with answers to these questions?
A real estate agent who has experience and competency in distressed properties and a team of legal and mortgage professionals who can guide you.
