First thing you have to be is very patient. You have to have a good attorney to review the title. There are still no guarantees this will ever get approved. It depends on how many lenders there are and if there is PMI company. Sometimes 1st lien holder approves the sale 2nd wants seller contribution and seller is unable or unwilling to do and your deal could be dead.
