That is a good questions Veronica. If you go and find out all of the homes that have sold in the last 6-9 months in the neighborhood the home is in, remove all that are not similar, add all of the purchase prices together and divide by the number being considered, you will get the beginning number to consider. You need to have at least 3 to compare. Next you will need to find out how are on the market in that neighborhood currently and how long they have been for sale. Now compare that to the houses in those same neighborhood that sold and how long they took to sell. this will give you what is called a saturation number. This will tell you how long any particular house price is taking to sell in that neighborhood on an average. Once you take those numbers and consider what is selling and for how much, you should have a fair CMA number. Bottom line, call two or three professional Realtors and ask them to help with a CMA.
