Dear Cathy,

To sum up all of our answers, and to formally answer yours. Yes it was unethical, the agent was clearly looking out for her own pocket book. However if you indeed want the property, you would be happy she did so, and be glad she was your agent. I have been an REO agent for over 4 years, and have yet to work with a bank that tells me to indulge any other offer amounts to other potential buyers. Read your listing agreements form the banks. It is typically highest & best and then squeeze some more. In order to get out of the deal, simply call your agent and ask her to prepare a cancellation notice. - Wed Sep 16 2009, 08:51
That agent should lose their license. That is completely unethical and a detriment to the process of negotiation. You would have to wonder, what they said to the other side about you position. It is because of agents like that, that dual agency is sometimes questioned. Apparently they do not take their career very seriously. - Tue Sep 15 2009, 18:17

You are right in most cases. However first we have the market and the way it is. Next we have if the property lacks in staging or showing well, it would come back to price in order to make it more desirable to it's counterpart. Being priced in line and yet lacking in desirability means "lower the price"! - Wed Sep 16 2009, 16:25
Price, Price, Price. I agree completely with reviewing your competition, to see what you are lacking and then correcting it. However, that really amounts back to price. If there is more value elsewhere, your price is too high! So price, price, price!!! - Tue Sep 15 2009, 18:24

what school district is this in?

I believe it to be Village elementary school in Round Lake proper. You should always check with the district office as they do reroute some subdivisions to different schools at times as all villages do. So it is best to call them at the end of the year to see if there are any changes. The school district phone number is: 847-270-9000.
