A buyer's agent would probably be a good idea in this situation. The price you've negotiated with the seller makes me wonder about the accuracy of the appraisal or if the house has some issues that might be uncovered with an inspection.
A buyer's agent would do a fresh market analysis for you. By using a buyer's agent to facilitate your end of the dea, you would be able to use the board contract and disclosures - this gives you a lot of protection should an issue arise during the purchasing process. (Price and inspection contingencies are just a few of the items the board contract addresses).
In our market, the buyer's agent is typically paid for by the seller.

If you do decide to proceed without an agent, I would strongly advise you to perform a whole house inspection and get a new appraisal.
