"This letter is written in support of Edmund Choi of GMAC Real Estate. Recently, my wife and I were pursuing our first home purchase, and Mr. Choi was extremely helpful throughout the entire process. He was very professional, punctual for all meetings, and courteous with every interaction we had. Mr. Choi’s advice was indispensable. He was knowledgeable about every minute detail involved in the processing of buying a home. Being a first-time buyer, this was an enormous asset. Along with a thorough knowledge of the various neighborhoods we were interested in, Mr. Choi also explained the complexities behind PMIs, closing costs, taxes, escrow accounts, title, etc. In a situation where naivete can cost a homebuyer thousands of dollars, we felt secure knowing that Mr. Choi was taking care of our interests and keeping us educated on the important issues regarding our home. We also could not speak enough about Mr. Choi’s commitment to us. He was willing to travel long distances to meet us for various reasons. He was also happy to take phone calls and have meetings late at night. Also, Mr. Choi was very thorough in the research he conducted on the many homes in which we had interest. Certainly commitment and diligence are salient qualities Mr. Choi possesses as he works with his clients. If we ever decide to purchase a home again, we would not hesitate to contact Mr. Choi again. We also would feel very comfortable referring friends and family to him. We have no reservations in recommending Mr. Choi to other potential homebuyers as we are certain they would have a positive experience as we had."

"Recently, my wife and I had the fortune of meeting and working with Edmund Choi in reference to a property we intended to purchase in Wayne last December. Although things didn't work out as planned, we found Edmund's professionalism, integrity and proactive initiatives refreshing and beneficial in an industry we've found deficient in the aforementioned attributes. Edmund was diligent, responsive and knowledgeable and most important representative of our interests. In the future, if we decide to place our back on the market, we will give Edmund and John Matthew's our first consideration."

Need to show consistency and regularity of distributions, which it appears you shouldn't have trouble substantiating, in order for the money to count as income. - Mon Jul 6 2009, 14:01
Edmund Choi answered:
Contact Wells Fargo. I have had a few clients utilize the 203k. Bigger question: do you have a contractor lined up who will accept the payment terms of a 203k? - Mon Jul 6 2009, 08:57
Edmund Choi answered:
It is usual and customary for transfer taxes, i.e. city/state tax stamps, to be split evenly between buyer and seller, unless otherwise specified in the agreement of sale as a result of negotiations. Good Hunting!!! - Fri Jul 3 2009, 07:27
Edmund Choi answered:
Make sure the basin is scheduled to be filled-in according to the master plan submitted to the township. - Mon Jun 29 2009, 07:42
Edmund Choi answered:
I've been through that house with several clients in the last few days. There was also a foreclosure that recently went under contract.

As for turnover, you would expect a healthy level of turnover since they are entry level homes. - Mon Jun 29 2009, 07:24
