Sometimes a "new" pair of eyes is what it takes. Occasionaly an agent will be afraid of telling the home owner exactly what they need to do for fear of what they may say in return. It may even be a case that your existing agent doesn't know. It sounds like you may need to get an agent in the home that doesn't sugar coat and will tell you exactly what you need to do to get the home sold. Sometimes simple staging can do the trick other times it requires more. It can be hard to "stick" more money into a home you are selling but look at the flip side. You have already carried the home for at least 5 months.... if you do nothing and it takes another 5 months what will that cost you?? Most home owners cannot afford to "carry" two residences. If your home "popped" when buyers walked in and they had an emotional attachment you have a much higher chance of selling your home in a challenged market. If you decide to make a change in the direction that you are taking in selling your home.....
