I have lived in Temecula for about 8 years now and really enjoy it. A native Southern Californian... Although I am familar with areas surrounding the Inland Empire... my primary focus and knowledge is in Temecula, Murrieta, Winchester and Menifee.

In today's market it takes alot of communication and phone work to the agents for checking on availability of homes. Additionally it takes communication if you want to see a homes that is owner occupied (it is hard on some home owners so we need to be sensitive to their situation). Sometimes agents and home owners are busy and don't respond and requires multiple phone calls after a respectable waiting period. For these reasons it is always better to have at least a day or more to prepare a list of homes for you to see.

Has the market bottomed out??? Anyone who could predict that would be a billionare because no one can say for certain. What I will say is that it appears to be a possibility but one thing I do believe is.... If you are in the financial position, THIS IS ABSOLUTELY THE TIME TO BUY!!! We are actually low on inventory on bank owns and they are getting multiple offers. The banks are getting prepared to release more from what I see, there are some that I know are hitting the market in a few days. We are actually seeing a large percent of houses selling over list price. If you have been out there looking... you know this to be true. Currently over the past couple months the house prices have not fallen at all. This advise is echoed by all the financial advisers that I have listened to. Considering..... homes prices, fabulous interest rates and the tax incentives (available for some). I can say without hesitation, that this is the advise and counsel I give to my own children. Coming from out of the area, I just wanted to give you some insight the here in Temecula the property taxes vary greatly. I am part of a relocation team and I know that some are unfamilar and sometimes very suprised at the variance. Here is some info to keep in mind while looking. I think it is an important factor to be aware of.
