I've been selling real estate long enough to know consumers want and need information about the housing market, neighborhoods and home styles. They want to know all the options and prefer not to have a pushy broker making decisions for them.
When it comes time to purchase my clients know enough about these facts they make the decision as to what to buy, with confidence. Having satisfied clients is my goal.

The City and County of Denver has a huge initiative under way to change zoning. If you are considering a purchase, you need to be aware of what might happen in your target neighborhood. Many areas are losing their R-2 zoning. It would be a bummer to purchase a property for a specific purpose and not be legally able to complete your plan.
Be double sure before you go to closing. Most knowledgeable Denver brokers are adding a disclaimer to purchases made in Denver because even we don't know what the future holds for much of Denver zoning. - Sat Apr 18 2009, 05:25
It is certainly confusing to decipher information on the internet. It's always best to confirm with a reliable lender in the state which you are doing business. You are allowed to contribute 6% of the loan amount at closing to pay for closing costs. I do believe you can also include prepaids in that amount.

You have a couple choices here.
1) Stand firm, tell them they are right, the house has been improved since they bought it and you aren't going to do anything more.
2) Look at the big picture and realize you risk them walking away if you don't paint to their satisfaction.
Is is worth buying your house back over a few gallons of paint? Only you can answer this. Sometimes it's important to detach yourself from your feelings of resentment, complete the request and move on.
I find it odd that the buyers are using a FHA203k loan to purchase and asking you to complete details. A 203k loan is a fix-up loan that includes additional funding for the purchaser to fix up your home. What exactly are they planning to do?

When negotiating for a home, the closing date is one of the terms you and the seller need to agree on. Typically a closing date that far in advance is not going to appeal to a seller. The seller would worry about losing valuable marketing time if you were to default on the purchase.
HOWEVER, if you were to do inspections and get your financing in place then give the seller a strong guarantee, for instance make your earnest money go hard if you default, that might convince him. Of course your earnest money would need to be something substantial.

Actually having representation when going "on-site" with a builder is very important. Without it you are surrendering your right to representation and putting yourself in the hands of an on-sight person who by LAW is required to work for the builder.
I wrote a post about this very fact on my blog, I would suggest you take a minute to read it before you give FREE MONEY to the builder!
Food for thought, it won't cost you a dime more to have representation, why would you opt to give it up? With that said you need to "interview" agents so you don't get one that will do nothing to earn their keep.
