"Our family received military orders to move from our home in Sacramento, Ca to Valdosta, GA. As hectic as the move it would have been by itself, my wife and I decided we wanted to buy a house for our large family of six sons and two dogs. Because of a truncated timetable we franticly scoured the internet for homes that would be within our modest budget, fit our large family and provide the preferred location to schools and work. Realizing that there was only so much we could do from 3000+ miles away, we enlisted the help of a real-estate professional. I conducted numerous phone interviews because this person would have to be our eyes and ears in Valdosta. Being in the military I have developed a “no-nonsense” approach to meeting deadlines and expectations. Denice Ulm stood out above the other agents in both performance and knowledge.
Once our budget was set and parameters of the house we were looking for were defined Denice Ulm took the ball and ran. Working hand in hand, or email/text/phone as the case was, a listing of possible houses was formed. Because of our situation we were unable to visit Valdosta and see prospective houses on our list. Denice proved to be the right choice in our home owning journey. With 2 months away from our move to Valdosta, my wife and I found our dream house. Although it was out of our budget, Denice assured us it was reachable. Denice provided us with over 80 pictures of the house and surrounding area. Any information about the area was readily available through a phone call, text, or email. The 3 hour time difference was not an issue in all our interactions with Denice.
With the house picked out, Denice used her endless ties to the community to connect us with Southeastern Federal Credit Union. Face to face interactions is the preferred method during the stressful times of home buying, Denice became our face. Ironing out details between the bank and the home owner came with undaunted ease. After robust dealings with SECU, we put an offer on our #1 choice. Once again using her community ties, Denice was able to negotiate issues small and large to ensure our family was not walking in to any surprises. The house was purchased under our budget. At no point did I ever question her ability or know how. A couple days prior to leaving California to Georgia, we received word that all was left to be done was for us to see our house for the first time in person and to sign the paperwork.
Arriving to our new home our dream became reality. Denice went the extra mile. She made sure the lawn was tended to, the house was spotless, and the pool was cleaned. She told us upon her inspection of the house earlier in the morning the pool was not running. Once again proving herself, she found the chlorinator was broke. A $1000 part was replaced by the home owner before we arrived, saving us the $1000 and headaches. After touring the house for the first time, we all traveled to sign for the home to make it officially ours.
As first time home buyers, 3000 miles away to buy a house sight unseen it was more than stressful, I know Denice worked hard at easing our fears. Her hard work setting everything up from inspections to dealings with the bank and owners made our dream of owning our perfect home possible. A huge thank you goes to Denice and anyone reading this should have no doubt of her abilities and capabilities.

"Denice Ulm is a fantastic real estate agent. She made the purchase of my very first home a breeze and was there every step of the way. She even helped me sell it when the military moved me to another base. She also helped me find another realtor for me to use in another state which helped me land my dream home. Not only is she a phenomenal agent, she also is extremely resourceful and knows how to get things done. Once I was satisfied she always took it a step further. I would highly recommend her to anyone looking to buy or sell their home. Take it from someone who never has anything nice to say about anyone. When it comes to real estate agents she is top notch."

"We were very pleased with all the time and attention that Denice Ulm Provided during our sale. We are in Iowa and had purchased the home for a winter dwelling. We decided that we would no longer spend our winters there and listed it with Denice Ulm. She was very helpful and would call and encourage us with every showing and at the final sale and closing was very helpful and went way above and beyond what we expected in keeping us informed with many calls, e'mails and faxes. This was a difficult time for us because of the distance and she kept us so well informed that we felt very much a part of the transaction and never had a problem arise that she was not right there with the solution."

""Denice's knowledge, experience, professionalism and expertise made me feel completely comfortable and confident when both buying and selling homes. She is a tough but fair negotiator, and she definitely knows the market in and around Valdosta. She was always readily available to answer my questions, and she goes out of her way to make these transactions as easy as possible. Denice always had my best interests at heart. I highly recommend her to anyone looking to buy or sell real estate. " "

""Denice-Thank you so much for everything. We knew you were the right choice to help us after our first conversation. But in the end what we loved most was that it wasn't about your bottom line but about what was right for us through the sell/buy process that ultimately won us over. Thank you Denice for all of your hard work. Now when anyone needs a realtor we automatically recommend OUR realtor. We look forward to working with you again someday." "
