what to ask your home inspector?

Not sure if you've hired the inspector yet or not...but here are a few questions you may want to ask of an inspector…before you hire him/her!

1. Level of experience? Background? Ask the inspector how many inspections they’ve completed. They should also provide customer referrals on request.
2. How do you stay up to date? An inspector’s commitment to continuing education is a good measure of their professionalism and service.
3. What is their area of expertise? Inspections for residential properties are quite different from inspections of commercial buildings.
4. Do you belong to a professional home inspector association?
5. How long will the inspection take? Generally, two-three hours (working alone) is the length of time for a typical single-family house.
6. What type of report do you provide …and when will it be available? A quality inspection report will address each area inspected, complete with photos of significant issues. The inspector should provide a hard bound copy within 24 hours, and email a copy to your Realtor (so you can review together).
7. What’s the cost and is payment expected at time of service or can it be included on the Settlement Statement and paid at closing? Costs vary depending on where you live, the size and age of the house and the scope of services provided. Here in Valdosta (for a typical 2000 sf home), cost may range between $225-$300. You should be wary of deals that seem too good to be true.
8. Ask if you may attend the inspection. The answer should be yes...this is an excellent opportunity for you to learn more about the property you’re purchasing.
