I see where you're going with this question. Prior to 1997, you had to purchase a less expensive home within 2 years to avoid being taxed on your home sale.

Now it is as has been stated below. You don't have to roll all of your gains (or any, for that matter) into another house. You certainly can though. There shouldn't be any effects regarding your purchase (whether cheaper or more expensive). It's just that in order to be free from the tax, you can not have gained more than $250,000 if an individual or $500,000 if a couple in your primary residence of at least 2 of the last 5 years.

The lots are smaller in Highland Park and since these were built in the 90s, you will run into more outdated interiors in Highland Park than Bonbrook. Bonbrook is also a smaller community than Highland Park.

Highland Park is extremely close to the high school. Some people think that's great. Others may not. It depends on whether that's attractive to you or not. But essentially, school aged children could walk to both elementary and high school from Highland Park.

Highland Park will have more family community amenities with: pool, playground, park, clubhouse, and tennis. Bonbrook has a playground and walking trails.

Lastly, Highland Park is, as it's been said, closer to I65 and Cool Springs. Bonbrook is on Concord Road.

Basement Square footage??

In terms of being counted in the square footage it will be included in the square footage if it's heated and cooled, just like the rest. As for the "value", even with windows, it still may not be valued as much as the upper floors, if that's what you mean. Some say it's about 3/4 of the value of the upper levels. - Thu May 21 2009, 14:57
