To shop lenders, you don't need a ratified contract. But, once you've chosen a lender, in order to move forward (aka have the lender start processing the loan), you'll need to provide them with a ratified contract and associated materials related to the contract, listing, property, etc.

In your Realtor's defense, they may have an excellent direct lender that does a great job and is competitive that they know will get the loan done in time, which is in your best interest considering *you* are in default if your lender screws up.

Why not ask them point blank why they think they're lender/loan officer is so great and why they're pushing them so much?
