Mark Casper and Phil Phillips answered:
Joe,

There have been 155 lots sold in Citrus Springs this year...

Only 5 sales (3%) were for above 10 k.

24,500 (On the El Diablo Golf Course)
20,000 (On the El Diablo Golf Course)
18,000 (A commercial Lot)
13,000 (Corner lot on Citrus Springs Golf Course)
11,400 (but that was for 3 lots sold as a package).

The other 150 broke down...

9,000's = 0
8,000's = 3
7,000's = 2
6,000's = 4
5,000's = 76
4,000's = 44
3,000's = 18
2,000's = 3

None sold for under $2,000.

Not having seen your lots, it's hard to be exact. I was just showing a property up the street on Pitcairn a couple of days ago. I think that you are looking at the average or high average ... 4-5 k range.

Let me know if I can help.
