Beauty is in the eye of the beholder. If this seems like a good price to you, it may very well be.
Mobile homes do not appreciate they way a traditional home does. That being said, if you would also own the property it is sited on, then it may be worth much more, being near a lake and all. Location is key to value of real estate.
Please contact a local real estate professional. (S)he will give your the prices of other mobile homes sold in the area for the past 6 months. You then have a better idea of the value of this one.
You also did not metion the conidtion of this mobile home. You should get it inspected before you purchase.

While I had been working with computers sine the mid 80s, it did teach me some useful practices/procedures for my real estate career.
There are always those who will be distractors of taking advantage of additional training. Pay no attention to them. Try and learn something new every day.

Your questions almost make me believe you are not working with a real estate agent. If so, then you have been at a disadvantage throughout the process.
Disclosure is required in Texas. Any material information must be given a potential buyer.
At this juncture, your agent needs to advise you on the enxt steps to take. If (s)he cannot or will not, talk with their broker.
If you do not have an agent, contact a real estate attorney for guidance.
Licensed real estate agents in Texas are prohibited from providing legal advice.

Caution my friend. If you are in real estate, talk with your broker.
The national Do Not Call law requires strict protocols. It costs mucho dollars if you are found guilty of a violation.
Due diligence is required before you start to dial.

I agree with Mark. And also would like to add some additional thoughts.
Why would you want to take on the level of risk to owner-finance the sale of a home? If someone cannot get a conventional mortgage, what makes you believe they are a good risk??
If they default then you have to foreclose ($$$$). If they trash the property, then you have to repair it ($$$$).
We could continue on, however I hope you get the idea.
In my view of the world, being tethered to an individual "buying" my property is not how I would want to spend my golden years.
Just food for thought.

As a retired Air Force member, I do enjoy working with military personnel relocating in to and out of San Antonio, Texas. I have made considerable effort to add web site content of interest to the military community.
