Wow, thanks for the clarification Jeff. I guess I should have looked more in depth at the MLS remarks. That makes a lot more sense to me now! To include or not include lower level square footage tends to be a personal decision. Some like to include it, some don't care. If I'm a buyer, I will look at square footage to get a general idea of the size of the house, but it wouldn't be a final deciding point for me. There are so many other factors that would be an influence on my decision, especially with a property like this one. Is frontage on the river, dock space, etc. important to me? If so, the square footage might become less important relatively speaking.
