A recent sale that I did was also an as is sale. The price was agreed upon fairly for all parties concerned. When the appraiser came in (AN FHA LOAN), he "red flagged" some repairs needed to be done. Though the buyers were more then willing to take this home just he way it was, their bank was another story.
The seller had to be educated that even if they (the sellers) refused to do the repairs with this buyer, and if they decided to kill the deal, that this may be an issue that will be with this property and the next buyer that comes along,
