I agree with Carl and suggest you follow his outline when it comes to selecting a Realtor.
However, an expert Realtor will know the market and should share with you current market conditions to help you better understand your situation. That said, the combination of the areas you desire, your requirments, and budget has limited possibilities. As of today, the Robson properties are the only homes available in the Warm Springs area within your price point and as you said, No Yard.
As for Pleasanton, their are 12 homes on the market within that price point but they are in various parts of Pleasanton. So make sure you and the Realtor you choose have realistic expectations for what's available when searching for your new home.
