Historically this is a great time to buy anywhere in the US.
Bend had a rapid rise and now a rapid decline.

I do not think we are at the bottom but almost. New home construction effectively stopped 18 months ago. The sell off continues but there are less deals out there on new homes as savvy home buyers have moved in.
Bend is an awesome place to live. This is a great time to buy.

The interest rates to me are the bigger story. They are not going to stay down. Nobody....and I mean nobody in the international community wants to really hold a lot of our mortgage backed paper. That coupled with the diminishing value of the dollar (we are running the presses at the mint like post war Germany) make for a rise in rates. i say we are at 7% by this time next year.

Your question is also price dependent. If your looking at $350K and up maybe wait. Below that I would make a move anytime. Short sales and bank owned homes (REO's) are ripe and ready for the picking.

Believe it or not there are good sales comps so as to your question of value well you can get comparable sales to assist you in a realistic market valuation of almost any home.

Bend was rated as one of the top 5 places in the US to retire over many years by MONY and other national mags. That has not changed. Ski or Golf?? Take your pick.

Congrats to you for paying attention and being in the market. Between now and X-Mas i would make my move and I would be very active in that market.
