Since you are out of state maybe it would be helpful for you to connect with someone locally who can assist you with your home search. I could send you listings that meet your criteria, directly from the MLS database as they become available. A lot of people start looking before they are ready to purchase. The service is automatic and doesnt cost me anything extra to provide you with emails about new and price reduced homes that meet a criteria you give me. Then, I am here to answer questions for you, point you in the direction of local resources. There is no obligation to use me for your representation but maybe I could show you why you might want to. In California, buyers Realtor representatives are compensated by the listing agent of a property. So, you dont pay your Realtor directly for there assistance or representing you. May as well get all the assistance before you need someone, plus it gives you a chance to get to know if I might be the person you would want to work on during the process of purchasing a home.

Another idea I would like to mention is that Google Earth is very usefull in judging a variety of property exterior features. I am still so surprised how much I can "zoom in". In addition to that, as you get closer to your relocation plans, a Realtor in the area could actually film video of a home (with the sellers permission of course) and upload it to youtube for a better understanding of if you should hop on a plane and check it out in person.
