As I am not in your marketing area, I cannot speak to the appropriateness of the price at which you are marketing your property. However, I think it would be very beneficial to you to ask your agent to take you to 5 or so of the most comparable competing listings in your market. Look at these homes through the eyes of a buyer. Make some honest comparisons with your home, and see where you think your home "ranks" with competing homes in the price range. You may also notice things that you could do to "improve your ranking" among the competing properties, that would cost you little or nothing. You will get a feeling for the market yourself by doing this, and if you are honest with yourself, be able to decide whether your home is priced right.
