About Me
Member of the Athens Area Association of REALTORS®, Georgia Association of REALTORS®, and the National Association of REALTORS®. I was a REALTOR® with 1st Choice Realty Seneca, Seneca SC, from 2005 through the beginning of 2008 when I decided to stay closer to home, family, and all the traditions of Athens. I grew up in Athens and graduated from UGA with a BBA from the Terry College. I am looking forward to working in Athens and moving forward in my real estate career. Currently working on the Accredited Buyer Representative (ABR) designation. In 2005 Qualified for Top Producer with sales in excess of $2 million. In 2006 Qualified for Top Producer with sales in excess of $4 million. Primary duties were the pricing of property, marketing, and advertising through the printed media and the internet. Recently became the Real Estate Columnist for The Oconee Leader.

A home isn't a dream home because of its room dimensions. It's about how you feel when you walk through the front door. And the way you can instantly envision your life unfolding there. This is about more than real estate. It's about your life and your dreams. Let me help you realize those dreams. The Keller Williams Difference: Knowledge: Powerful curriculum through Keller Williams University keeps our associates ahead of trends, tools and advancements in the real estate industry. Testimonials
"We couldn't have asked for a more top-notch real estate agent than Hank! From our first meeting, it was clear to Dan and me that we had an ally who could lead, assist, and support us. Although we were relocated out of town, we felt confident in Hank's ability to properly advertise and market our home. Hank listened to our concerns and put us at ease by laying out a professional framework including, but not limited to, market analysis, weekly emails and calls, brochures and flyers placed in our home, and marketing our house using every venue possible. He even visited our home weekly to make sure it looked and showed well, even down to changing out a light bulb! We have been through the process of buying and selling property a few times now and Hank is so far ahead of the competition in resources, service, technology, and class that there is no comparison. But most importantly to us, Hank possesses a unique gift of being such a personable realtor. He truly makes you feel as if you are his only client! It was a pleasure to have had you, Hank, working on our behalf. We wish you continued success and we would recommend you above anyone else in residential real estate!"

""We just wanted to take a moment and thank you for all the support and knowledge you provided us with throughout the home buying process. Being first time home buyers was intimidating in the beginning, but throughout the process we felt very comfortable knowing you were representing us. Thank you so much for all the time and effort you put into being our Realtor, and for getting us such a great deal! We will recommend you to any of our friends or family looking to buy or sell a home in the Athens area!""

Hank Bailey answered:
An attorney, specically a real estate attorney, needs to look at your contract. If you have a REALTOR they should be able to answer the question. You need representation if the builder is not communicating to you. If there were contingencies in the contract that you cannot meet as a buyer it may not cost you anything to get out of it. Without true representation the builder/developer may not tell you this. - Tue Jun 10 2008, 09:46
Hank Bailey answered:
Why do you need a property manager? Put an ad in the paper and rent it out yourself. Advertise "lease/purchase option available" and from my personal experience you get more calls and 9 times out of 10 you have someone who only wants the rental end of it today, they are a good tenant, and now-a-days you can let your fingers do the walking and get a handyman or contractor over to fix an issue if one arises. This is really easier than you might think, and you might get a viable buyer living in the house if you want to end up selling down the road. - Thu May 29 2008, 12:57

Question on property taxes

Hank Bailey answered:
Is the house you are buying new construction? If so, it may be a value for 2007 based upon partial completion of the home. Not enough information to answer with any certainty, but there is a real good chance that in 2008, if you are buying a new home, your taxes are going to be adjusted to reflect a completed home. - Thu May 29 2008, 12:54
Hank Bailey answered:
Get an Appraiser. Get an Appraiser. Get an Appraiser. Had to fill up 25 characters for Trulia. Sorry. - Thu May 29 2008, 12:52
Hank Bailey answered:
Pretty simple really. Pay off any unsecured debt. Credit cards are hated by lenders who might be able to provide you with a mortgage. They all push unsecured debt, but on the other hand as soon as you have it they hate you. I have personally paid off credit cards one month and seen a spike of 100 points in my credit scores. If you cannot pay them off quickly, pay each card down to where your balances are below, say 50%, of the credit limit. Running up your credit cards to the credit line is a killer. Beyond this keep your oldest lines of credit or credit cards. Old credit is good.

There are countless other things, but paying down credit cards and time will heal all credit wounds. - Thu May 29 2008, 12:49

Specialties
My specialties are that I deal with all types of buyers and sellers. I understand the importance of how hard it is to work for both. How to find money for not just a primary residence, but I have contacts for financing for second home buyers and investors. If a homeowner is in trouble I understand and have worked "short sales" to get the best deal for my client or customer.
