There's no question that this is a tough market. Buyers can search for months to find a property that they really want to buy. And being too choosy will likely cost you money. If the market will go up by 10% this year, think about spending 1% extra with every month that goes buy where you don't find a house.

Sellers on the other hand, want their homes to sell for more than the market may currently pay. The options are to price it at market rates and sell quickly, or to price it high, and wait until a buyer is willing to pay your price.

Which brings us to the discussion of leasing. Many people can't find what they're looking for, resulting in ever greater numbers of people leasing instead. Here's where landlords often make a mistake - they price themselves too high. Trying to push up prices this way usually means you will actually make less money for the year. Instead, price at market and get the unit occupied quick!

Tenants, landlords typically expect a three month deposit, steady employment, a good credit score and no criminal background.

Warning: I have a dangerous tendency to over-analyze the numbers. Ask me the wrong question, and you may receive nearly a master's thesis in response. Feel free to stop me and make me explain the numbers. I sometimes forget most people haven't survived multiple calculus, statistics and economics classes.

If you are looking for an agent, Ann Ryan is definitely a great help. We had only about 30 days to find a new place and be completely moved out. I gave her my parameters and she was able to send me multiple listings that I weeded through. I let her know which ones I wanted to go look at and she set the times up. We went to look at many places. When we didn't find what we were looking for, Ann made sure to continue to send us listings and help us pick through those. We ended up finding an awesome condo for a great price. Ann really cares that you like and love what you are getting. If it doesn't fit you. she will continue to help you out until you are completely satisfied.

I really don't like to house hunt, I am more of the well its here so might as well get it. Ann wanted to make sure that we would be happy. She goes above and beyond what a regular agent would do. I know that some just care about the fee that they are going to make.
