Recently I had the same sitiuation. I actually knocked on doors with the MLS sheet informing neighbors that a home was for sale. Many neighbors were happy to hear that a home was for sale so they could tell friends and family. I also had several people who wanted to know when the next open house would take place. I have also placed homes on craigslist which you do have to update. Give your home owners mini flyers so they can give to family or friends/co-workers. Be creative hold a yard sale this can attract potential buyers or people who like to spread the word about the house that is for sale (it does not have to be the homeowner's items that are for sale collect stuff from friends to sale at the property).
