How much negotiation advice should my realtor give me?

Matt,

If you have ANY doubt about the level of service, expertise and commitment you are getting...or not getting...from your Realtor, you should seriously consider finding someone else. This is not an area where you can afford not to have an agent that has NOTHING but your best interests in mind.

Being a first time home buyer puts you in a position where you need an enormous amount of education about the process. You should clearly understand every single step that is involved. This should begin with your agent working directly with your Lender to determine exactly what sort of mortgage progam will be best suited for you and how the mortgage program...in conjunction with the property that you select...will be constructed. For example, do you need a Seller contribution for your closing costs, do you need a Buyer assistance program for your down payment, etc. These things and many others will actually determine how the offer for a property should be written. Then it's time to negotiate. And this is where a smart Realtor can really shine for their clients.

After negotiation and contract acceptance, there are a whole range of issues that will need attention and if any of them are overlooked, the result can be very costly to the Buyer.

Bottom line is this...whoever you choose as your representative should have the same respect from you as your doctor, your lawyer or your dentist. If you do not have this level of respect, you have chosen the wrong Realtor to represent you in the most important financial transaction of your life.
