This is a townhouse, not a condo so you have a yard (very small). It is a beautiful property in an excellent school district. Speaking frankly and directly, for this price, would you rather have a single family home? It holds its value and appreciates better than town homes, something to consider.
The HOA fees are quite reasonable, only $441/year. They cover common area maintenance, the grounds, Home owners association, and exterior maintenance of the town houses.
Chapel Hill taxes are astronomical, not likely to go down.
